The one thing we have learned from selling over 400 homes in the last 13 years is that it is a process. Choosing the right agent is the first step. Find an agent that is a fit with your personality and one you can work with (open and honest communication is a must). Choose and agent that has as much experience listing homes as possible. Listing a home requires a different skill set and more financial resources than a buyer representative. Also make sure the agent is a local “expert”. There are major differences in areas in a city the size of Atlanta. After you pick your agent, they will guide you through the process. Great agents will make this as stress and hassle free as possible.

First Stage – Home Preparation

We will help you determine what needs to be done to get your home ready to sell for maximum value. We have a network of reputable contractors we work with (most for over 10 years) to help get your home in shape. We also have home staging services to help with decorative decisions so that your home is ready to show.

Second Stage – Pricing

Pricing a home needs to be done right. In this market, there is very little margin for error between the right price and being over-priced. It is driven mainly by the condition of the home compared to competition.

Third Stage – Marketing

Photography

Professional images of your home are so important. We use only the best photographers available to make sure your home looks exactly as it is when the buyer comes through the front door.

Internet Marketing and Social Media

In this day and age, the internet is a major outlet for potential home buyers and where most people look for homes. This is where successful agents spend 10 to 100 times the money of most agent to make sure your home stands out!

Open Houses

Even with the best pictures, there is nothing like seeing a home in person. We run open houses on the weekends so potential buyers have a chance to come in and fall in love with your home.

Fourth Stage – Offers and Negotiations

This is where experience is really important. Multi offers, lowball offers, you need an agent who has seen it all. I know how to get maximum value for your home from a well-qualified buyer.

Fifth Stage – Contingent to Closing

Not all agents are created equal here either. We have a full-time staff of assistants who make sure they guide you to a stress-free closing. They will keep you on top of important dates and help you with information requests. We attend every closing to make sure it is a win/win for everyone on this exciting day.
