Keep in mind that in Cobb County, Ga the old saying… “It is not if a home will have termites, it is when!”. So, with that in mind, I think that both buyers and sellers need to make sure at the time of closing there are no issues regarding natures own version of a wood chipper. At the very least, a termite clearance letter needs to be completed. A one year transferable retreat and repair bond is the best option. In most transactions, it is customary for the seller to provide and pay for the agreed to service. Do your homework on the service provider you choose. Ask about the contract cost and renewal terms and make sure it can be easily transferred at little or no cost. I have found out the hard way that not all companies are alike with coverage and ability to transfer warranties.
